GREENVILLE, S.C. – The Shopping Center Group, one of the largest, privately owned, retail real estate advisory firms in the United States with offices coast-to-coast, announces Garlington North, a mixed-use development sitting on 77 acres at Interstate 85 and Pelham Road in Greenville. Plans for the site include a two-phase development that incorporates 24 acres of planned green space and preserved wetlands between the north (Phase I) and south sectors. Site work on Phase I is currently underway. Representing owner and developer RealtyLink LLC, The Shopping Center Group is the exclusive leasing advisor for the development and also represented Topgolf in its negotiations.
“There is major potential at Garlington North with its incredible visibility to Interstate 85 that carries the highest Interstate traffic count in all of Upstate South Carolina,” says Andy Misiaveg, partner, The Shopping Center Group, Carolinas. “This region overall is one of the fastest growing in the United States and has been touted by top media and research outlets for its growth potential and strong job market. The Greenville market continues to evolve due in part to the strong presence of international corporations such as BMW, Flour Engineering, Fuji, Bosch and Michelin; as well as the notoriety of its dynamic Main Street. Couple all that with nearly four million visitors annually to the market, and it’s no wonder Topgolf selected this interchange and this site for its Greenville venue.”
Situated on 13.5 acres in the northwest corner of the site, Topgolf offers competitive golfing games for all ages and skill levels with advanced technology to track every player’s shots. The three-level facility includes 72 climate-controlled hitting bays that can host up to six players at one time and ample private event space. The facility will be located immediately adjacent to the interchange alongside CubeSmart that is currently under construction. Topgolf expects to open Summer 2019.
“Three additional parcels are available for sale or ground lease,” continues Misiaveg. The team of Misiaveg and The Shopping Center Group’s Senior Leasing Advisor Darrell Palasciano is currently pursuing restaurants, hotel chains, complementary entertainment venues, retail and office to complete Phase I.
“Phase II of Garlington North also presents great opportunity,” explains Neil Wilson, principal, RealtyLink. “We’re considering retail, office, industrial and/or flex space for this 24-acre parcel to determine which use or uses are most complementary and best meet the needs of the region keeping in mind feasibility and sensibility and how that aligns with our development vision.” Honbarrier Drive, which runs through the property, will be realigned and widened as part of the development.
Nearly 130,000 residents with an average household income of nearly $91,000 reside within a five-mile radius making this one of the most affluent sub-markets in the Upstate. Additionally, a daytime population of more than 87,000 consumers strengthens this commercial node where approximately 131,000 vehicles travel the Interstate daily. Between 2015-2016, the Census Bureau ranked Greenville the fourth fastest growing city in the United States. Today, it is ranked as one of the top 10.
